Remodeling contractor for Bolton, MA homes

Bolton is orchard and farm country with plenty of room, and most houses here sit on their own wells and septic systems. When you add a bedroom, open up a kitchen or finish a basement, you want a builder who plans for that from the first visit and keeps the work in proportion with a country property.

Building in Bolton

How a Bolton property changes the plan

Bolton was settled in 1682, split from Lancaster along the Still River in 1738, and is still home to many farms and apple orchards. A few things about the town matter on almost every project we price here.

  • Most houses are recent. Bolton had 956 residents in 1950 and 5,665 in 2020, so the bulk of today’s homes went up in the last seventy years, on larger lots than older mill towns have.
  • Wells and septic. Most Bolton homes rely on private wells and septic systems, and the Board of Health keeps its own well regulations. Adding a bedroom brings in the state Title 5 septic rules, so that review is part of planning an addition.
  • Historic centers. The Bolton Center Historic District lines Route 117, and the Pan Historic District holds a large group of rural Federal style and colonial houses. The Whitcomb Inn and Farm, from about 1708, may be the oldest surviving house in town.
  • Permits at Town Hall. Building and inspection services work out of Town Hall at 663 Main Street. We file the permits and handle the inspections there.

Bolton FAQs

Common questions from Bolton

General answers live on our FAQ page.

Can I add a bedroom if my Bolton house is on septic?

Often, yes, but the septic system has to be sized for it. Under the state Title 5 rules, adding a bedroom means the Board of Health confirms the system can handle the new count, so we check that before the addition is designed in detail.

Who handles the building permit in Bolton?

We do. Gamache Construction prepares the application for the building department at Town Hall, 663 Main Street, and handles the inspections the work requires.

Do you work on older houses in Bolton’s historic areas?

Yes. We remodel older homes and match new work to the existing trim, siding and rooflines. If a property sits in a historic district, we look into what review applies before the plans are final.

Can you build a detached garage on a Bolton lot?

Yes, garage construction is one of our specialty services. Setbacks, the location of the well and septic, and the driveway decide where it can go, and we sort that out on the site visit.

Is financing available?

Yes. Financing is available for larger projects such as additions, and the financing page explains how to apply.

“Very clear estimate provided”

Gamache Construction did a great job repairing my garage after a corner was hit by a car and needed structural repair. Very clear estimate provided and work was completed in a timely manner. They even painted the whole side of the garage to ensure continuity. Well done!
