Local know-how

What makes a Holden remodel different?

Size, terrain and a historic center. Holden is a large town for Worcester County, 35 square miles of land with 19,905 residents at the 2020 census, and its landscape is hills and rivers, including the Quinapoxet. Those facts change the planning more than most people expect.

The town dates to 1741, and its common is said to have been donated by John Hancock. The Holden Center Historic District, listed on the National Register, takes in the 1836 town hall and the 1789 First Congregational Church. (Source: Wikipedia.)

  • Sloped lots. On a hillside lot, a basement may open at grade on one side, which changes what a finished basement or a deck off the back can be.
  • Older homes near the center. Houses close to the historic district can be much older than the subdivisions farther out, and older framing and wiring get planned for in the estimate.
  • The town’s own light department. Holden runs its own municipal light department, so electrical service changes are coordinated with the town utility.
  • Permits at town hall. Building permits come from the town, with offices at 1204 Main Street. We file them and meet the inspectors.
  • Septic or sewer. If the house is on a septic system, a new bedroom needs Board of Health review under Title 5, so we ask about it on day one.

“They even painted the whole side of the garage”

Gamache Construction did a great job repairing my garage after a corner was hit by a car and needed structural repair. Very clear estimate provided and work was completed in a timely manner. They even painted the whole side of the garage to ensure continuity. Well done!

Holden FAQs

Holden homeowners ask

More answers on the FAQ page.

Do I need a permit to finish a basement in Holden?

Yes. Finishing a basement needs a building permit, and the electrical and plumbing work carry their own permits. We handle the permits and schedule the inspections with the town.

Do you serve Jefferson?

Yes. Jefferson is a village within Holden, and we serve it along with the rest of the town.

Can we add an in-law suite to our Holden house?

Often, depending on the lot, local zoning and, for homes on septic, whether the system can take another bedroom. We look at all three at the first visit.

Is Holden too far from Northborough for you?

No. Holden is on the far side of Worcester from our office, well inside our service area.

How is the price set?

By a written estimate after we see the house. It lists the scope, the options and the price, and financing is available for larger projects.
