Home remodeling and additions across Grafton, MA

Grafton mixes houses from its 1800s mill and farm years with neighborhoods built on former farmland in recent decades. Whichever kind you own, you want the work to look right on the house and to understand the cost before it starts. We plan both into a free written estimate, and Chris Gamache runs the crew that builds it.

One town, many villages

Which part of Grafton is your house in?

Grafton was incorporated in 1735 and has three areas with their own ZIP codes, plus several mill villages from its years on the Blackstone River. We work in all of them, and permits for each come from the same town office.

Grafton center

Built around Grafton Common, with the town’s local historic district and many of its oldest homes.

North Grafton

The old New England Village mills, the commuter rail station and the Tufts veterinary campus. See our North Grafton page.

South Grafton and the mill villages

Farnumsville, Fisherville and Saundersville grew around Blackstone River mills, with tenements and single-family worker housing.

Historic Grafton

Remodeling on or near Grafton Common

Grafton Common and the buildings around it became a local historic district in 1981 and were listed on the National Register in 1988. The town has five National Register districts in all: Grafton Common, the Blackstone Canal, Farnumsville, Fisherville and the Grafton State Hospital, according to a 2007 state heritage landscape report.

The local district is the one that affects a homeowner directly. Under state law, exterior changes visible from a public way in a local historic district generally need a certificate from the town’s historic district commission before work starts. If your house is on the Common, we plan the addition, porch or exterior trim around that review.

The same report notes that a large share of Grafton’s buildings from its mid-1800s boom still stand. In houses that old, we expect to tie new work into older framing and trim.

Permits, water and sewer in Grafton

Building permits

The Grafton Building Department is in the Memorial Municipal Center, 30 Providence Road. We file the applications and book the inspections.

Water

The Grafton Water District, a separate entity from the town, supplies water inside its district boundaries. A new kitchen or bath ties into whichever service the house already has.

Sewer or septic

The town runs a Sewer Department. Where a house is on septic instead, adding a bedroom needs Board of Health review under Title 5, which we check before design.

“We had some flooring in our basement removed and replaced because the old flooring had developed gaps. The new flooring is great quality, and installed very well. They also painted the walls for us.”

FAQs

Grafton homeowner questions

More on the full FAQ page.

Do I need a permit to finish a basement in Grafton?

Yes. Finishing a basement needs a building permit, plus electrical and plumbing permits when those trades are involved. The Grafton Building Department issues them, and we apply for them on your behalf.

My house is on Grafton Common. Can I still add on?

Yes, once the historic district commission approves the exterior design. We plan the addition to fit the house and the Common, and we build that review into the schedule.

Do you work in Farnumsville and Fisherville?

Yes. We work in every village in Grafton, including North Grafton, South Grafton, Farnumsville, Fisherville and Saundersville.

How long is the drive from your office?

About eight and a half miles from our office on Otis Street in Northborough to the Municipal Center on Providence Road.
